Aloha!
We need a wordpress design for a new company based in Waikiki, Oahu. I am an experienced real estate professional leaving a large national firm to open a boutique agency. I have several colleagues that work for these type of boutique companies on the mainland - and all seemingly have similar type Wordpress websites. Below are the examples I'd like you to use as a starting point but I would like to differentiate ourselves because of our unique position of being located on a tropical island. The design should communicate elegance, sophistication, experience and market knowledge. The photos should all be of Hawaii and Waikiki.

I am not that tech savy but I do own my domain, have it hosted and have had the hosting company install the necessary Wordpress component on to the account.

I would like to form a relationship with a designer that can grow with me so as I want to add features in the future, I can continue to hire you. If you are strictly a designer, that is ok, but I am also looking for someone to do regular administrative work on the website by uploading new information to it regularly.

Also, would you advise me on how to "upload" it to the hosting company?

• I need to have the web page coded so I can upload and have a working live web page.
  
  Here is the unique element I'd like to have on my webpage:
  
  I'd like to have a map of Waikiki (Google earth image) that has roll-overs on it. This will be my living, breathing resume. So when someone visits my website, they can roll-over the map and the name of a property will pop-up. They can expand on it to learn more about the work I've done on that property. Don't worry, I'll provide you will all the detail but I'd like to see a sample of how you would handle this.
  
  The only design idea that I've had or thought to play with would be to have the website all in shades of grey except for whatever is being featured - so if there is a large photo - everything would be grey except for the subject building. I don't know if there is an easy Photoshop or software way to do this, and if not, then skip the idea because it would be too labor intensive for lots of photos.
  
  Below is all the typical pages a company like me would have:
  Landing Page - full photo images
  Assignments/Listings Page
  Services Page - this page might have the map described above
  News Page
  (I'd like to be able to either have this connect to RSS/Twitter/FB. I basically want to take local news articles and upload them here. I will also have an admin person email blast these to my clients once a week in the future. I need some capture system here for people to sign up to receive the news by email, sign up to receive available listings or sign up to participate in future surveys of Waikiki- I'm about to launch one in a week or two).
