We are a Texas based law firm that represents land owners in eminent domain proceedings. We want a professional brochure that we can include in mailings. See must haves below to understand content and how we are regulated. Please look at our branding, color (navy blue, tan, gray), logo, etc., on our website www.spivaltx.com. I would like to see more navy blue than tan used. We need our contact information to be included.

It has to say “Addressee identified by records filed at the Texas Public Utility Commission in Docket No. ______________.” (We will add in the number by hand."). It must prominently say "ADVERTISEMENT" - font size as large as largest font used.

• EXPERIENCE MATTERS.
• CONDEMNATION is the taking of private property for public use. It includes taking property for high voltage transmission lines, pipelines, road expansions, railroads, schools, parks, housing projects, water or sewer lines, drainage easements, or special use projects. Although the Texas and US Constitutions mandate that a property owner must receive “adequate” or “just compensation” for the taking of their property, in most situations, the condemning authority’s opinion as to what just compensation should be is often far below what we believe the law and market evidence requires. In many ways, the process is weighted against landowners and Texas law has restricted the type of damages landowners can recover. So experience matters. Because the majority of landowners “settle” with the condemning authority without taking advantage of adequate legal representation, condemning authorities acquire easements at far below fair market value and often without consideration for remainder damages or other costs to cure landowner property. Whether at the state, county, city or utility level, we are skilled in contesting the appraisals and valuations presented by condemning authorities. We work with experienced appraisers, land planners and other experts to ensure that our clients are best equipped for eminent domain litigation on their day in court.

Jim also represents affected landowners before the Texas Public Utility Commission in select CCN routing cases. • As a South Texas native who grew up in Maverick County, Soledad Valenciano appreciates and understands Texas’ diverse culture and legal environment, as well as the importance of individual property rights. Soledad has represented numerous clients in high-voltage transmission line, pipeline, water line, railroad and road expansion condemnation cases across Texas. She has also negotiated numerous transmission line easements, pipeline easements, water line easements and possession and use agreements with various condemning authorities. Soledad represents affected land owners before the Texas Public Utility Commission in select CCN routing cases. Soledad also represents clients in trust and probate litigation, arbitration and select appellate matters.
