But no guarantee means you will not pay even if work hard..
please think again about this as this is no fair deal for any designer so how can I work on this??

I'm not very familiar with web design - so I would leave that to your expertise. I do need something - that I can periodically update my self - so I can add new content etc. I do not have an existing website. This is a new firm.
