I need a DL size (99mm x 210mm) two sided flyer designed for letter boxing and also handing to prospective clients when door knocking across my sales area in Melbourne, Australia. PLEASE NOTE: the flyer is a flat flyer to be designed on both sides as per my doc below. The flyer will likely be printed on 350gsm card. It will not be posted - so NO space for address required. It is for door-knocking (door to door sales) and letter boxing (dropped personally by me in a letterbox - not posted).
My original company logo design brief was that it should be modern and premium black on white and white on black - drawing influences by HUGO BOSS and also PANDORA. I want my DL flyer to reflect the same influence. I have attached proposed copy on the word document attached below.
The DL flyer will be printed on 350 gsm - probably gloss to reflect the premium feel, but open to suggestion. It is important for the flyer to be durable and have decent shelf life - I am not going for cheap and cheerful on this project. I need to make an impact. I am trying to attract home owners to my business to list and sell their properties - usually for most people their biggest asset is their home/property - so it is important that my business is credible and very experienced (which of course it is).

You will see a list of properties come up that are either for SALE or for SALE BY AUCTION. This may help with your understanding. The areas I concentrate on are very suburban - meaning families, families, families :)

Property owners across the middle ring of eastern suburbs of Melbourne. Value of homes are between $1m and $2m, and mostly consist of 3 and 4 bedroom family homes. Clients range from the elderly looking to downsize to a smaller property, to families looking to sell and upgrade their homes.

- It must feature my company logo. My corporate colours are black and white - so best to stick with these in the design.
- UPDATE: Just call the e-book "5 SIMPLE HACKS TO MAXIMISE THE SALE PRICE OF YOUR PROPERTY"
- ...forget the City of Monash and City of Whitehorse part!!
- UPDATE: Designs I have liked the best include the following elements:
- 1. Strong brand at top of each side of flyer
- 2. Family pic page 1; property pic page 2
- 3. BOLD Headings
- 4. Amplified CALL TO ACTION - FREE......consult; FREE E-Book
- 5. Clear visible contact details at bottom of page

- Lifestyle photography of homes.
- Some designers have used Asian families in their pics - which is smart as the main buyer demographic is Chinese families. The mail ownership is Australian - so a mix of Asian and Anglo is fine. Try and avoid overtly USA style properties - as Melbourne styles are different. Keys, handshakes etc are all good :)
